Legionnaires Risk Assessment West Suffolk

All UK landlords have a legal duty to assess the risk and control exposure to the legionella bacteria. Although testing certification is not required to be compliant, you must have an ongoing assessment scheduled that is regularly reviewed.

You need to show that due diligence has been carried out and all risks assessed. Let the experts at Bury Plumbing and Heating Ltd perform the initial risk assessment and put your mind at ease with a regular water testing regime.

Legionella is contracted

Legionella is contracted when microscopic bacteria found in water droplets are inhaled. For Legionella to be active it requires a water temperature of between 20 and 50 degrees centigrade. Temperatures below 20 degrees centigrade will not kill the bacteria but force it into hibernation.

Higher temperatures will kill the bacteria and this starts when the water temperature goes above 50 degrees centigrade. Legionella thrives in stagnant water and feeds on the build-up that can be found on taps and showerheads. Legionella is a potentially deadly bacteria, so understanding the risks, monitoring water temperatures and having a regular cleaning regime will all be required.

What does a Legionnaires Risk Assessment involve

Anyone carrying out a Legionnaires Risk Assessment should have the required level of knowledge, understanding and competency. As a landlord, if there is a legionella outbreak in your property, you will be held responsible if your assessment is not deemed sufficient.

The first step is to itemise water systems on the property and identify how they may become a hazard. Consider who may be at risk of coming in contact with the bacteria. This needs to include employees, contractors, residents and visitors. Individual levels of risk needs consideration taking into account age, outstanding health issues and smokers.

Legionnaires Risk

Written records of assessment, procedures and testing should be kept. This will form the basis of proof that a landlord has met their obligations in the event of an outbreak. Regularly review the risk assessment with particular focus on water system modifications, building changes, updated legislation and staffing.

Landlords can legally undertake Legionnaires Risk Assessments themselves. We strongly recommend that if you do not have a full understanding of what is required, you contact us and let the professionals take this responsibility for you. Our prices are always competitive, we are highly professional and we will make sure that your risk assessment, cleaning and testing regime meet all HSE requirements.
